There are currently 9 tenants, all operating under month-to-month verbal rental agreements. This arrangement provides flexibility for a new owner, who may determine which tenants remain and which may be asked to vacate. Rental rates may also be adjusted at the buyer's discretion.

 

Currently, 9 renters occupy a total of 10 out of the 26 available lots. One tenant rents 2 lots to allow for additional space. All tenants are current on their rent. Each tenant pays $250 per month per lot, except for the tenant leasing 2 lots, who pays a total of $400 per month. Total monthly income is $2,400 per month. Owner recently spent over $40,000 to have the park cleaned up and abandoned mobile homes removed.

 

Each owner has their own power meter and electric bill and are independently responsible for that utility. There is just one water meter for the park in which the seller pays that bill and it is built into the monthly rent. The cost is $35/month per trailer that is hooked up.

 

All mobile homes located on the property are owned by the tenants, not the park owner. Therefore, mobile home titles will not be transferred to purchaser. Additionally, purchaser acknowledges that there may be limitations or regulations that prohibit the relocation / removal of mobile homes from property. Bidder acknowledges that information on manufactured homes is limited to physical exterior inspection and that the seller does not possess titles to the mobile homes. Inspection of mobile homes is only relevant to ascertain overall appeal of mobile home park.

 

Auction is subject to VA Statute 55.1-1308.2. Seller must notify all tenants in writing of the intent to sell at least 60 days prior to selling. Tenants will have those 60 days to purchase property at an agreeable price to seller. More information on the code can be found HERE

BUYER'S PREMIUM - TEN PERCENT (10%): Buyer's Premium shall be added to the final online bid, which will determine the Total Contract Sales Price. Bidders hereby acknowledge and understand that the Buyer's Premium will be added to the winning bid to create the Total Contract Sales Price for which they are obligated to pay for the property. Example: (winning online bid $100,000 + 10% buyer's premium = total purchase price of $110,000). Buyer's Premium is not due until closing.

 

PRE-AUCTION SALES: As an agent for the Seller, the Auctioneer must present any and all bona fide written offers to the Seller, which may be created outside of the online bidding platform. Therefore, all properties are subject to pre-auction sales. Pre-auction offers must meet all off the auction terms and conditions and must be submitted to the Auctioneer on the Auction Real Estate Sales Contract, along with the required earnest deposit. Properly submitted offers will be presented to the Seller in a timely manner. Seller may accept or reject such offer at their sole and absolute discretion. When a pre-auction offer is submitted, all properly registered online bidders will be notified that "an offer" has been submitted and on which specific property, however the amount of the offer shall remain confidential. All pre-auction offers must allow a minimum of 24 hours for seller's acceptance. 10% Buyer's Premium will be added to final high bid to arrive at contract price. Earnest Money Deposit of $5,000 is required on the day of sale. Close on or before June 22nd, 2026. Subject to seller confirmation. Property sold as is, where is with any and all faults. Buyer is expected to complete their own due diligence before placing a bid. Auction starts ending at 4 PM on April 21st, 2026. Please note that during the last two minutes of bidding, if a new bid is placed, the clock is automatically extended an additional two minutes.
